Well, when you're looking at a credit report, one of the first things you want to look at is the person's FICO score. And you want to make sure that it's in the acceptable range. Now everyone, depending on what type of property you have, you know what your acceptable FICO score is. But you want to make sure that when you get that report that you literally dissect it every which way that you can. And make sure that there are not any fraud alerts on the report. And, in Massachusetts, in particular, there are some specific things that you need to be aware of, in terms of just some new legislation that's out there when you're retrieving somebody's credit report.In the interview with Kevin we talk about:
And a lot of this stems from the T.J. Maxx data loss situation from a few years ago. Massachusetts, in particular, is very, very stringent on when you pull somebody's credit report that you're doing everything possible to keep that data, which is very, very sensitive, in a safe spot--that you keep all of the information encrypted. We could do a whole session on just Massachusetts and credit reports and some new legislation. Again, I'm not an attorney and I'm not here to give you legal advice. But just make a note that you want to be staying up to speed on what's going on with Massachusetts. A lot of it has to do with protecting people against identity theft.
But back to the credit report, you want to look at where the person is. You want to make sure that the name matches the person who you're looking to rent your place to. You want to look at all of the trade lines. You want to make sure that they're current. Just don't have a bunch of R9 or I9. You want somebody that's got good credit.

It really is very important to do a thorough tenant screening background check before allowing someone to move to your property. I didn't realize that the landlord could be held liable for something the tenant does, but that's just all the more reason to be exceptionally careful.
