Summer is nearly upon us and the investment market is in full swing. Properties are being bought and sold, renovations are in full gear, and renters are out and about in pursuit of new places to live.

Our newsletter this month however, is a cautionary one. Because while there may be more opportunities than ever before in today's foreclosure market (March of this year for example, had more foreclosures than any other month in the past ten years), there are also a number of ways (some old, some new) for you to invest badly. With that in mind, our June issue focuses on profitable - but intelligent - investing.

We kick things off with a feature article from George Megaloudis, an attorney with the Boston law firm Roach and Wise, LLP. In his piece entitled, "Do You Have an Unlimited Liability Company?," George explains the benefits of establishing a limited liability company for your real estate investments. And, as importantly, he explains how to ensure that your actions within that company structure afford you the maximum protection possible.

Next, loan officer and regular ForeclosuresMass contributor Trish Signet explains the concept of "negative amortization." This borrowing approach may allow less established investors to get in the game in the face of rising interest rates, however as Trish explains, it's not without its share of risks.

Our "Interview With The Expert" this month is actually with two experts... Sherrill Rosoff and Holly Bradman, co-owners of The Restored Homestead LLC, a company that dismantles and reconstructs early New England homes. We drill down on the topic of properly caring for fireplaces and chimneys, a beautiful - but often troublesome - feature of many older homes.
